This stunning house is situated in the heart of the Cotswolds, perfect for a quiet, peaceful getaway surrounded by countryside walks in this Area of Outstanding Natural Beauty. The property is equipped to a very high standard and each bedroom has an en-suite. The original stained glass windows and beams fill the rooms with character and light. Estelle Manor is right on your doorstep and Blenheim Palace and countless perfect Cotswolds pubs are only a few minutes away.

Good to know

This beautifully decorated property can comfortably host up to 8 guests across 3 bedrooms. BEDROOMS 🛏️ Bedroom 1 is on the ground floor up two single steps. [We are in the process of having a ramp fitted for wheelchair users so please ask about that if you need it). It has a UK King sized bed (150cm x 200cm mattress), an enormous walk in wardrobe and an ensuite bathroom with shower and toilet. Bedroom 2 is on the upper floor. It can either be set up as a UK SuperKing sized bed (180cm x 190cm mattress) or as 2 separate UK Single beds (each mattress is 90cm x 190cm). It has a large wardrobe space, a desk and an ensuite bathroom with shower, bath and toilet. Bedroom 3 is also on the upper floor. It has a UK Queen sized bed (160cm x 200cm mattress) with large wardrobe space, a desk and an ensuite bathroom with shower and toilet. You have the option to have another 2 airbeds (each is 190cm long x 90cm wide x 46cm tall). Please request the airbeds when you book so we can set them up for you 😃 KITCHEN 🍽️ There is a large kitchen with a Smeg oven, AEG hob as well as dishwasher, fridge, freezer, microwave, coffee machine and Quooker tap. LIVING AREA 🛋️ The living area is in a beautiful, double height room with the original beams and stained glass windows. A bright airy space to relax in with a SMART tv. OTHER There is also a dedicated boot room with washing machine and tumble dryer.

SUSTAINABILITY Sustainable air source heating is supported by a wood fibre insulation system, finished in lime plaster. The result is an airtight, breathable structure, for low-carbon living. AIR CONDITIONING ❄️ There is one portable air conditioning unit in the house. LOCATION 📍 The house is in the centre of the world famous Cotswolds, an Area of Outstanding Natural Beauty. GROCERIES Uber Eats and Deliveroo deliver groceries direct to your door. PUBS & RESTAURANTS Estelle Manor (members only) and the fabulous Sartorellis pizza and brewery are a short walk away. There are a huge number of pubs and restaurants a short drive away including The Royal Oak in Ramsden, The Artist's Residence in South Leigh and The Bull pub in Charlbury which was recently voted The Best Pub in the UK. You can order Uber taxis direct to/from your door. House Rules

House Rules Stag or hen groups are only permitted with prior written approval. No parties or large gatherings. Smoking and vaping are strictly prohibited. Pets are only allowed with advance permission. Please do not let them on the furniture and pleasure clean up their mess before you leave. No candles, incense, or open flames of any kind. Only registered guests may stay overnight. Food and drinks must not be consumed in the bedrooms. Keep noise to a minimum after 10pm. Check-in and check-out times must be respected. Please look after your keys. Lost keys will incur a £70 replacement charge. Treat all furnishings with care; damage beyond the security deposit will be charged. Furniture must remain in its original position. Wash up any dishes used during your stay. Dispose of all rubbish before departure. Fire Safety This property is fitted with a fire detection system for your protection. In the event of a fire, you are responsible for ensuring you can exit safely. To help keep everyone safe: Report any faults with the fire alarm system to The Whisterfield Collection immediately. Keep hallways, staircases, steps, and landing areas clear of obstructions and flammable materials. Close all doors leading onto hallways, stairs, or landings before going to bed. Switch off electrical appliances at night. Do not bring any portable heaters, especially those with open flames (gas or paraffin) or exposed heating elements (electric bar fires), into the property. The property was immaculate- extremely clean. The location is perfect for everything in the Cotswolds. The interior in the property is stunning, making it feel so cosy and homely. Nick is extremely helpful with anything you may need/ any questions we had. The only couple of faults I have is no garden, especially for letting the dogs out we had to walk to the field which wasn’t so convenient. Also getting onto the driveway is extremely difficult as the lane down to the property is very narrow, and there is not much room to manoeuvre/ reverse.
